Why do water heaters fail prematurely in Highlands Ranch, and how does altitude affect replacement?

Question

Accepted Answer

Highlands Ranch water heaters fail primarily due to two factors: high mineral hardness (140 to 210 mg/L) from Denver Basin aquifer blending that accelerates scale buildup, and high elevation (5,400 feet). At this altitude, atmospheric burners must be derated by 13.6% under NFPA 54 (4% per 1,000 feet above 2,000 feet) to ensure stoichiometric combustion and prevent dangerous carbon monoxide backdrafting into finished basements. Standard closed-loop plumbing systems in Douglas County also require calibrated thermal expansion tanks to prevent glass lining fatigue.
